Good afternoon all. Hope you are all well today. As we are waithing I thought we might get ahead in some of the things we have yet to address, as far as ahead plans.
Post RV I intend to, as quickly as possible, set up a "trust" in order to grow and further the amount of monies I will have to Give. I see that a lot of us peeps have the near same thoughts.

There are things we have heard about the drop in the dollar (soon after the rise from RV). If that does occur then where would the investments we make be or look like?

So therefore this post is a question as to what your thoughts are in the types of "investments, businesses, etc we might wish to place our money so as to (sort of) assure we grow to so enable said growth.

This is NOT suggesting we work together in these investments but to share our ideas. And to help each other.

Quick example: I have been a landlord before and also owned in retail. These even in this economy are fine (not as good as it should be but), But if the economy falls more and there are more and more out of work and can little afford food and shelter, where would our investments still increase in value and create more to give. Know what I mean?

OK Let the options begin.

I believe it is important that one invest in their own country and be an International Investor.There are excellent opportunities in New Zealand and Asia.By investing in these areas you are also investing in different currencies!!!

One must also learn to think like an owner and not like an employee.Investing in hard assets that protect your money and provide you with an income are important.Get a Mentor. Partner with someone who already is wealthy and successful and do it yourself. Don't give all your money to someone else to look after it. You do it. You can do a better job than anyone else with your money. You take control. Listen to advice.

Here are a few Idea's I have.

1. spread your investment money around a bit. Never put all your eggs in one basket and always leave a fall back in case you make a bad investment.

2. After the metals tank, put a little in gold and silver. A few hundred thousand if you can afford it or more. 5 to 25 years depending on who your talking to. After this revalue it's my belief we will not see another bubble in Gold like this last in at least 15 years if not 20. You can play the spikes on gold and silver as well, but in my opinion this is risky at best palying futures on buying low and sellin high. i missed 28k in the last and the one before that I missed $120K.

3. Wind Power and rare earths will be good investments in my opinion short term 5 to 10 years. Anything green, even though I believe golbal warming is a hoax for profit.

4. USA Infunstructure & Companys. The USA infustructure is in bad shape and the US government is going to spend lots of money on this. Get in on the ground level of these companies stock or create one yourself. 10 to 20 years.

5. Real Estate. The banks are giving homes away at very very low prices, this will boom again.

6. In the beginning commodities will move like never before. Buy low sell high, this can get risky but good investment.

7. Become your own bank and loan money at good interest rates on real estate and or buy homes and sell and carry the contracts.

I hope some of this helps people in investing. There are a lot of investing companys out there who offer free advice in emails on a daily bases. Get hooked up with them and read and learn.

Once we have this RV and you no longer have to think about everyday needs,you could buy raw land in the path of growth and sit on it.

Good thoughts all ... to answer someone's question, nothing is completely safe. No matter what, there is always some risk, market risk, failure to keep up with inflation, failure of the company etc. Even precious metals carry a risk, despite what the commercials say. Gold could loose money tomorrow. Just look at real estate. A few years ago, the conventional wisdom was to always invest in land. The value always went up, and it sold relatively quickly. Well since 2008, all that has changed. Dozens are now under water with their properties, owing far more than the property is worth and unable to sell even at a loss.So then the question is what sort of risk and how much risk can you afford and/or are willing to take?

Thanks A J these are some good things.. Inparticular to # 2 and 3, not only the companies that do the work but also they're suppliers and manufacturers. Even in the oil industry, the products these companies buy to do there work should be fairly safe. The biggest key is diversity ...rick152

I am with you on the precious metals AJ, I have been seeing bubble for a while now. The value curve is very similar to what we saw with tech and real estate.

Have you ever thought of buying a hotel?
I did not say managing a hotel. You can just be the owner.You don't want to be the boss.The boss has to show up for work. You just want to own it.
Why a hotel with good history?
1) You don't need a collections department because you get paid even before they enter the room or leave the next day. I like that.That's call cash flow everyday.
2) It is a hard asset that can even go up in price when real estate is going down and that's equity growth that you don't have to pay tax on. Very Happy

There is an option into the precious metals market, but as A J and Kevin have said I also believe that market is not one of the good ideas at this time. But in the future...There are reputiple pawn shops that sell metals at spot by the gram. 99.9 silver is easy to store and very easy to be verified right in front of you in the shop...hard to fake these tests in either gold or silver. Municipal bonds are also going to get better in small and large cities who need to raise money for their infustructure, in the short term. I also believe the fed is going to match what they raise. AJ

This is a very good idea especially in and near bigger cities who's infustructure is bad. They are going to need housing for all these companies working on these projects. AJ

One of my favorit shows is Gold Rush Alaska! I was going to share that, but, well you know. When gold tanks the already existing mines will shut down, why not keep them running by buying all they can produce at 12% below spot, plus cost. Then you are making money on your money.

Rentals seem good..... what % profit is usually attained when you own property out right? what about Storage rental places any one have experience with those?
do you think they would weather harder times?
so it seems that the only thing that is recession proof is metals?
any other businesses that might be?
what about some sort of manufacturing?

I made some of my best money even on raw land outside of the growth path, in the mountains for get away cabins and recreation lands. I plan to build a race track near a larger city with a mini mart and restruant, race parts store as well as building the race cars. AJ

Leveraging your time is one of the biggest keys to making good money on your money while you are in control. You could start 10 or 20 different businesses and hire all the managment done. if you make 10 to 15% on every business per year after everything is paid including taxes, that is one good return!

Azure, Rental property that you own outright has a pretty good mark. You generally have to figure around the 75% to 85% occupancy rate ( at least on loans they always figure it that way) when looking a real estate listings you will see Cam numbers, these are used for the ratings as to over cost levels. A lot to learn be careful but, good investments.
There is a silent saying in that industry! Most of the people are homeless they're called TENANTS. PLus always leave something in the pot for forseen and unforseen repairs...rick152

There is also the possibility of if you own rental units (residential or commercial) to invest by either buying existing or creating a co that does repairs, so as to keep the money in the house so to speak.

Like Professional, organized handyman services. These types of peeps will be needed not only in your own investment but others as well. Fixing for most is alot easier and cheaper than buying...rick152

I'll tell you a little known fact about me. I love watching televangelists on occasion. I thinks it's kind of funny when one comes on right after Harry Potter on the Family Channel. Why I like watching is to observe their techniques of delivery.

I am not sure how to interpret your sarcasm after the preceeding posts, but I'm sure there is no mal-intent.

While most are looking for an RV to invest and start living life, my question is what are we doing in our lives now to grow and develop, to create prosperity and wealth? Hence, how will we serve the Lord today? Will we apply what we have or bury it?

Alchemist....Sometimes I need to excercise a little more self control...LOl....As you know I can get carried away with an idea..by the time I reached the end of my post I realized I was close to "mocking" and that was why I was ready to Stone Myself. I really do have an area of investment that seems to be recession proof. Investments in the entertainment feild are some of the most lucrative. It seems that even when the economy is "bad"...people are still willing to shell out their hard earned money for trips, cruises, Rv camping, restaurants, gambling, sports,movies,hunting,fishing and on and on and on. Entertaining the Rich is a huge industry that never seems to loose money and if you have a great entertainment idea they will flock to your doors.

No, I get the sarcasm. But the idea of creating now is important. Also, I know H2OMAN is a believer, but just a little cautious about others reading and getting carried away with it. So I was considering a few things, as usual, when I replied. I also might be a bit 'off' today as there are many things on my mind and heard some bad news (not Dinar related) today.

From 1983 to 1999 i owned several apartment buildings in New york. I managed it myself and it was the biggest headache and most aggravating
experience of my life. I was i court every other day trying to collect rent and i even had several
fist fights with tenants.

I had some of the same experiences in 89 and 90 just with one rental and two different tenants. Big headache just on one. Every since I have done nothing but buy low sell high on improved and unimproved Real Estate and done nothing but made money hand over fist. Those days are coming again. AJ
